Alicante extends to the boundary with the municipality of San Vicente del Raspeig with the development of the new Lomas de Garbinet neighbourhood. It is located behind the Juan XIII neighbourhood, next to another ongoing partial plan, Vistahermosa Norte. In total, this new neighbourhood will cover an area of 584,732 square metres, of which 457,950 square metres will be green infrastructure.
This will entail the construction of 930 flats, 403 of which will be Public Protection Housing (VPP), accounting for 40%. The City Council has increased the percentage allocated to public works by 10% in the latest environmental and strategic territorial report approved this Tuesday by the Local Government Board. The flats will be distributed in open residential blocks and towers ranging from 6 to 15 storeys.
The planned housing will be located in three residential blocks. In terms of services, the construction of a public school is also planned on a 5,527 square metre plot next to the existing institute and facing the new Ronda Norte boulevard. This new outer road will be built between Barítono Paco Latorre Street and Cronista Vicente Martínez and will serve as a connection with the adjacent neighbourhoods.
In addition to the new Ronda Norte, it is proposed to limit vehicular traffic to a secondary service road around the existing educational centre. The remaining connections will be pedestrian routes linking the boulevard with the residential blocks and the public park, supported by the currently existing network of paths. Additionally, the sector will feature a large public park covering 356,838 square metres, making it one of the largest in Alicante.
"With the approval of the favourable environmental and strategic territorial report, we take an important step in the development of the new Lomas de Garbinet neighbourhood and continue to advance one of the major objectives of the mandate, which is to promote housing to meet the current and future demand of Alicante, with a special emphasis on the promotion of protected housing, whose percentage increases from the initially planned 30% to 40%," highlights the Councillor for Urban Planning, Rocío Gómez.
Following the favourable environmental and strategic territorial report for the development of the partial plan for sector PAU 9 Lomas de Garbinet, the next steps are the presentation of the preliminary version of the partial plan by the promoters, which must receive a favourable report from the City Council, after which it will be open to the public for a period of 45 days and new sectoral reports will be gathered. Finally, it will be brought to the Plenary for final approval. It is expected that the works could begin by the end of 2027.
