Property Sales in Alicante Reach Unprecedented Levels in April, Setting a Historic Record
The province surpasses 4,100 transactions, achieving the best figure for the fourth month of the year

Property sales in Alicante show no signs of slowing down and once again record another month with over 4,000 transactions. Despite being the lowest figure of the year so far, April saw 230 more transactions than the same month in 2024, setting a new record in the historical series.
Alicante concludes its best April in history with 4,167 property sales, surpassing 2024, which held the previous highest figure. Thus, April has exceeded 4,000 property transactions for the first time in its history, according to data from the National Statistics Institute (INE).
The driving force behind this historic figure is the resale market, which has become the main engine of the real estate market due to the lack of new builds to meet growing demand. In fact, the 2025 data contrasts with over a decade and a half ago when new builds outnumbered resale transactions.
In April 2025, out of the 4,167 transactions, 3,491, or 83%, were resale properties, compared to just 676 newly built, a figure lower than the previous April. However, the significant growth in the resale market has once again propelled the real estate market to very high levels. The figure is even more striking when compared to 2007, during the real estate bubble. At that time, there were more than 1,500 new build transactions, more than double this April 2025.
According to the real estate portal Fotocasa, there is a "significant volume of new builds compared to previous years" and they highlight the "great intensity" of this type due mainly to the high interest in buying brand new homes. However, Fotocasa's Director of Studies, María Matos, warns of "a serious issue of rising prices if demand remains strong," as costs are skyrocketing and developers face challenges such as finding land or dealing with bureaucracy.
Forecasts
The sector's strong performance has led the province to once again be the third in the number of property sales in April, only behind Barcelona and Madrid, surpassing regions like Seville, Malaga, or Valencia.
Fotocasa expects that with the easing of interest rates, the property market will continue to be dynamic. Political instability or youth aid are introducing more participants into the market. Matos explains that "all this will foster an oversized demand for purchases, which will put more pressure on supply, so the trend of rising house prices will continue throughout 2025."
