Potential buyers should pay attention to the last point. The 150-square-metre property includes a pool, green areas, and a tranquil environment, although it does come with an 'inquiokupa'.

This semi-detached villa in the Golf area of San Juan Beach is on the market for nearly half a million euros - a total of 469,000 euros - and its owners may not be able to enjoy it for an indefinite period.

The sale of properties, including luxury villas, occupied is also trending on real estate portals, which advertise these properties online with investors in mind.

Search filters on property portals, such as Idealista, now include options to search for properties based on their status, including bare ownership, rented with tenants, and illegally occupied. They also offer "available, without any of the above restrictions".

For this luxury villa, the 'fine print' of its 'inquiokupa' only appears in the filter label, without disclosing the situation's status to users. They must contact the real estate agency.

Another advertisement with these characteristics does inform about the resident's status. "It is sold with an inquiokupa, the eviction process began in 2023. It is currently in an advanced stage and awaiting, so the remaining procedure is minimal".

The real estate agency also emphasises that it will provide complete legal information to interested buyers of this semi-detached villa in the Cabo de las Huertas area of San Juan Beach, priced at 315,000 euros.

On the Idealista portal, up to 57 properties with 'inquiokupa' are offered. The general listing includes these luxury villas and others of lesser value - 12,000 euros - alongside flats and duplexes, spread across many neighbourhoods in Alicante city.

By districts, these properties for sale with 'inquiokupa' are distributed with four in Benalúa-Florida-Babel and San Gabriel, five in Campoamor-Altozano-Carolinas, ten in Parque de las Avenidas-Vistahermosa, the same in Pla-Goteta-San Antón, three in San Blas, and predominantly in the Virgen del Remedio and Juan XXIII area with about twenty properties for sale.

One of them in Virgen del Remedio is for sale for 17,000 euros. It is a 75-square-metre flat with three bedrooms without a lift. The real estate agency explains it is "only for investors", also noting that the state of occupation means visits are not allowed, and the property is currently "without properly contracted utilities".

Conversely, in Lo Morant Park, the most expensive flat for sale is priced at 87,500 euros. It is a VPO property of 105 square metres with four bedrooms. It also contains an 'inquiokupa', and therefore "the photographs may not correspond to the current state of the property".

Regarding flats, the highest-priced one with these occupation conditions is in La Florida, opposite Gran Vía. It is on sale for 298,000 euros - a three per cent reduced value - through a private seller. It has 138 square metres, three bedrooms, a lift, and a garage with an electric car charger.

Despite being in such a situation, they claim the property is "in perfect condition" and comes with all kitchen furniture, without mentioning the illegal resident whose notice only appears on the label.
