Housing Awards Rehabilitation of 14 Teacher Apartments in San Gabriel for Young Renters

The Municipal Housing Board has pre-awarded the renovation works for the refurbishment of 14 apartments in San Gabriel to the company Aitana Actividades de Construcción S.L., with a bid of 1,148,062.85 euros and a 10-month execution period. The autonomous municipal body agreed to put this project out to tender during its General Board meeting on Tuesday, April 8, with the aim of transforming the old teacher apartment building into residences for young people under 35 years old.

The proposal submitted by Aitana received the highest score in the public tender, which also included bids from Gestaser Obras y Servicios S.L. and Doalco. The award proposal must be ratified at the General Board meeting of the autonomous municipal body, scheduled for June 6.

Carlos de Juan explained that "this is a priority project for the current government team as part of their plans to incorporate new housing into the municipal social rental stock, in this case, to facilitate the emancipation of young people." "We are working to expand the Municipal Housing Board's stock with this promotion and with the El Portón project, which we hope will be completed around August and will provide another 15 apartments for young renters. Additionally, we are in the bidding phase for another promotion with 32 social apartments on a municipal plot on Ceuta Street in San Blas," the councillor explained.

This project allows for the rehabilitation of the old teacher apartment building located at Fernando Díaz de Mendoza Street, 1 in the San Gabriel neighbourhood. The property was transferred by the City Council to the Municipal Housing Board in December 2023 to increase the municipal social rental housing stock. In 2024, the Board tendered and awarded the drafting and supervision services for the works, with Belmonte Botella, S.L.P. being the successful bidder, who presented the project in January 2025 to proceed with the tendering of the works this April.

The project has six objectives: the rehabilitation of existing building pathologies, energy rehabilitation, improvement of accessibility conditions, including the installation of an elevator, provision of telecommunications infrastructure, enhancement of environmental conditions and urban image, and redistribution of floors to obtain 14 one-bedroom apartments, four more than currently, and a common-use space facing the interior courtyard.

One of the ground-floor apartments will be accessible for people with reduced mobility, in compliance with the General Law on the Rights of Persons with Disabilities and Social Inclusion and the Universal Accessibility Law of the Generalitat in the Valencian Community.
