Green Light for New Hotel at Albufereta Beach Nearly Two Decades After Construction Began

The City Council unblocks the situation of this plot and awards the contract to Cerámica San Román Brotons S.L. to build an establishment with 64 rooms

Finally, Albufereta Beach will have its long-awaited hotel. Nearly two decades after the project began and with a half-finished building, the City Council has unblocked the construction of this establishment, which will have 64 rooms.

The Urban Planning Department has granted the major construction license for the hotel on Sierra Julián Street 3-5 to the company Cerámica San Román Brotons S.L. This resolves the complicated situation of the plot, which has had a half-built building since 2008.

The project has been awarded at a value of 5.7 million euros, and the hotel will have 64 rooms and a total of 141 hotel places. Additionally, the urbanization of the street in the same block is planned. The department has highlighted the importance of a project that "unblocks and maintains the hotel use in this plot located in a privileged environment and that for 17 years has presented the image of an unfinished building."

The Councillor for Urban Planning, Rocío Gómez, has stated that "it will be an investment that will have an immediate and prolonged impact on the city and will increase the number of hotel places, which is currently insufficient."

The developer will utilize the already constructed building but will introduce some changes to adapt it to the new project. Although the construction was 75% complete, it has suffered significant deterioration due to neglect and vandalism, prompting plans to redo certain steps. The building also requires an update to current regulations, as since the period when the license was granted, the regulations have changed, such as the Technical Building Code, the Regulation of Thermal Installations in Buildings, Energy Certification of Buildings, and other standards.

The new project revolves around a two-star hotel, instead of the original four-star, and increases the number of rooms from 47 to 64, while maintaining the garage with capacity for 34 parking spaces. The building, of open block typology, faces its views towards Albufereta Beach at the front, and towards Serra Grosa at the back.

The volume consists of a basement where parking for 34 vehicles will be located, and four floors, plus a rooftop. On the first floor, there is a large communal terrace, partly covered, the hotel reception, a multifunctional room, common toilets, nine rooms, and various service rooms.

Floors 2, 3, and 4 are mainly dedicated to rooms; 22 rooms and a communal terrace on the second floor; on the third floor, another 21 rooms, a gym, a pool-spa, and their changing rooms; on the fourth floor, there will be 12 rooms. Above this last floor, there will be a rooftop.

Additionally, in compliance with a condition from the Alicante City Council for granting the major construction license, the developer will urbanize the street facing the access to the plot, Sierra de San Julián 3-5, providing it with the necessary connections to public services, lighting, sidewalks, and suitable pavement for the roadway.
